Effective October 23, 2026. This notice covers information submitted to Gulf Coast Property Hub.

What we collect

When you submit a form, we store your name, email, optional phone, property interests, preferred language, timeline, budget range, message, form source and campaign parameters present in the page URL. If you request a calculator brief, we also save the scenario you entered. Please do not submit account numbers, identity documents or confidential records.

How we use it

Information is stored in the site’s hosted database for inquiry review and requested follow-up. Educational marketing requires the separate optional email checkbox. No automated SMS program or third-party advertising tracker is active. We count daily research-tool actions, inquiry-form opens and successful inquiry saves to improve the service. These aggregate counters store event type and page path, without names, emails, entered addresses or persistent visitor identifiers. Counts represent actions, not unique people. A short-lived hashed network identifier limits event abuse. We do not sell submitted information or send it to a referral partner without your permission.

Service providers and future delivery

Site hosting and database infrastructure process the information to run this service. Short-lived hashed network identifiers are used to limit form abuse; expired rate-limit records are removed as new requests are processed. Email or CRM routing is not active unless configured by the operator. Any configured service is intended to process inquiries on the operator’s behalf. When email is configured, an inquiry receipt may be sent to the supplied email address. Private owner follow-up notes and delivery attempts are stored to manage requests. Manual review is required before any independent professional introduction.

Educational media

Our original research primer is served by this site. If you play the official archived webinar, your browser connects to the Florida Building Commission’s media server. Videos do not autoplay. If the optional Google Places connection is enabled, address text typed into search is sent to Google for suggestions; selecting a Google suggestion requests its place details. Maps and surroundings links open Google Maps. An embedded Google map, when enabled, connects to Google on display. Submitted street addresses are sent to Bay County GIS and, when needed, Florida’s statewide ArcGIS parcel service to retrieve possible public records. Selected parcel fields can be included in a research inquiry. Public tax-roll values and recorded-sale fields are distinct from current market estimates. The third-party provider controls its own content and availability.

Local browser storage

Property research briefs, comparison inputs and saved buildings are stored on your device. Use the research workspace’s clear button to remove its saved data. Your building shortlist is stored on your device so it remains available when you return. A calculator report uses temporary browser session storage. These values can be cleared using your browser settings.

Your choices

Marketing consent is optional and can be withdrawn. To request access, correction, deletion or unsubscribe, submit a property request with the relevant request in the message field and the same email used previously. These requests are reviewed manually. Inquiry records remain stored until reviewed and removed by the operator; automated retention deletion is not yet enabled.

Educational scope

The site does not provide a professional inspection, appraisal, legal opinion, brokerage representation or guaranteed return. Public records may be incomplete or outdated. Verify property-specific information with the relevant authority and qualified professionals.
